terms & conditions


By booking directly through our website, you're agreeing to the following terms. It's all pretty standard—we just want to keep things smooth, safe, and comfy for everyone!

1. booking & payment

  • To lock in your stay, we require 50% payment at the time of booking.

  • All rates are in NZD and include GST unless otherwise stated.

  • You’ll receive a confirmation email with all the details once payment is processed.

2. Airbnb bookings

If you booked through Airbnb, their terms, cancellation policy, and payment rules apply. This page only applies to direct bookings through our website.

3. cancellation & refunds

We get it—things change. Our direct booking Refund & Cancellation Policy can be found here. Please read it before confirming your booking.

4. check-In / check-out

  • Check-in: From 2:00 PM

  • Check-out: By 10:00 AM

  • Let us know if you need flexibility—we’ll help if we can!

5. house rules

  • No parties or events without prior approval

  • No smoking inside

  • No extra guests without permission

  • Please treat the space with care—any significant damage may be charged

7. liability

We’re not responsible for any loss, damage, or injury during your stay unless it's due to our negligence. Please keep an eye on your belongings and follow safety advice.

8. privacy

We only collect the info we need to manage your booking and won’t share your details without your permission.

9. right to refuse or cancel

We reserve the right to cancel or refuse a booking (e.g. due to safety concerns or breaches of house rules). If that happens on our end, you’ll get a full refund.

10. whitebaiting disclaimer

There is no guarantee that you will catch whitebait during your stay. Some weather and conditions out of our control (such as the river being in flood) mean there are periods during the season that will not be ideal for catching whitebait.

11. no pets 

To protect the local environment and livestock, we do not allow pets on the property.

12. children 

Children are welcome; however, they remain the responsibility of their caregivers at all times. Please note that life jackets are mandatory for all children while whitebaiting on the river.

 

13. farm safety

Mackford is a working sheep and beef farm. For your safety, please stay within the designated areas — specifically, the house boundary and the track leading to the whitebait stand. A map is provided in the house for your reference. Please ensure all farm gates are left as you found them.

14. farm life

Expect the usual sounds of farm life, including barking dogs, tractors, and other operational noises

15. pest control

While we make every effort to manage pests, you may hear possums at night. Please be aware that pest control measures, including traps and rat poison, are in place around the property.
